Information we collect

We collect the information you choose to give us when you fill out a form on this website, create an account, or contact us. Depending on the form, that can include:

• Contact details: your name, email address, phone number and mailing or property address.
• Real estate details: the properties you're interested in, homes you want to buy, sell, list, stage or have managed, your timeline, and your saved searches and favorite listings.
• Rental details: for a rental pre-screen or application, information such as household size, pets, income, employment, rental history and, on the full application, the identification and background details needed to screen an application.
• Maintenance requests: your unit, the issue and access instructions.
• Job applications: your experience, answers to role questions and any resume you upload.
• Anything else you write in a message field.

We also collect limited technical information automatically when you use the site, such as your IP address, browser type, the pages you visit and how you arrived at the site.

How we use your information

• To respond to your inquiry, schedule tours and showings, and connect you with the right agent or team member.
• To provide real estate brokerage, property management, vacation rental management, leasing and staging services, including screening rental applications and handling maintenance requests.
• To send you the listings, saved-search alerts, reports and guides you ask for.
• To send marketing emails and text messages, but only where you've given us permission. You can opt out at any time (see below).
• To review job applications.
• To keep the site secure, prevent spam and fraud, and understand how the site is used so we can improve it.
• To meet our legal, licensing and record-keeping obligations.

Services we use

We use a small number of service providers to run this website and our business. They process information on our behalf and only as needed to provide their service:

• Cloudflare Turnstile, to check that form submissions come from a person and not a bot. Turnstile may process technical information about your browser and device.
• Google Analytics (through Google Tag Manager), to understand how visitors use the site. It uses cookies and collects usage information such as pages visited and general location.
• A customer relationship management (CRM) system, where your inquiry, contact details and our notes about your request are stored so our team can follow up.
• Email delivery, website hosting and our listing database providers, to send the emails you request and to run the site.

Cookies

The site uses cookies and similar technologies to keep you signed in to your account, remember your preferences, protect our forms from spam, and measure site traffic through Google Analytics. You can block or delete cookies in your browser settings. Some features, such as signing in or saving listings, may not work without them.

How we share information

We do not sell your personal information. We share it only with the service providers described above, with the Sands agents and staff handling your request, with other parties to a transaction you ask us to help with (for example, a cooperating agent, lender, title company or property owner), and when the law requires it.

Mobile phone numbers and SMS opt-in consent are not shared with third parties or affiliates for their marketing or promotional purposes.

Email and text messages

If you give us your phone number and agree to be contacted, we may call or text you about your inquiry, a property or our services. Message frequency varies. Message and data rates may apply.

• To stop text messages, reply STOP to any message. Reply HELP for help.
• To stop marketing emails, use the unsubscribe link in any email.
• You can also ask us to stop at any time by emailing info@sandsrepm.com or calling 239-420-8865.

Opting out of marketing doesn't stop messages we need to send about an active transaction, lease or maintenance request.

How long we keep information

We keep your information for as long as we need it to respond to you and provide our services, and afterward for as long as required by real estate licensing, property management, tax and other legal record-keeping rules. Rental application documents are kept only as long as needed to process the application and meet those requirements. When information is no longer needed, we delete it or make it anonymous.

Security

We use reasonable administrative and technical safeguards to protect your information. No website or transmission over the internet is completely secure, so please don't send sensitive information such as Social Security numbers except through the forms that ask for it.

Your choices

You can ask to see, correct or delete the personal information we hold about you by contacting us at info@sandsrepm.com. We may need to keep some information to meet legal obligations.

Listing information

Property listing information on this site comes in part from multiple listing services (MLS) through IDX, and is provided for consumers' personal, non-commercial use. It is deemed reliable but not guaranteed and should be independently verified. See our Terms of Use for the full disclaimer.

Children

This site is not intended for children under 13, and we don't knowingly collect their information.

Changes to this policy

We may update this policy from time to time. The date at the top shows when it was last changed.
